Rental conditions
1. Reservation
The acceptance of the reservation depends on the availability of the apartment in the moment when the written reservation is received and a deposit is been paid. In case the deposit is not been paid the reservation is not active and is registered as an option. The reservation is only completed when our agency in charge sends a confirmation letter via fax or e-mail.
The contract between our agency and the client foresees only the rental of the furnished apartment for temporary use; the requested by the client extra services are the exclusive responsibility of the contracted out agencies with which the client will establish an contractual agreement.
2. Confirmation of the reservation
To confirm the reservation it is necessary that a deposit equal of 30% of the whole amount or the whole amount of money for the reserved period is paid in the stated time and way according the instructions in the confirmation letter. The remaining amount should be paid at least 15 days before the arrival date. In the prices are included the rent of the apartment and the following services: check-in from 07.00 to 20.00, bed linen and towels, VAT as well as every other service explicitly stated in the letter of confirmation of the availability of the apartment. All the prices are in Euros. The absence of payment before the stated date is considered as a cancellation clause and determines the annulment of the contract. The paid deposit is not refundable.
The prices depend on the season.
There are two agencies in charge of our clients from the moment of the reservation till the check-out.
The reservation should be done by compiling the form on our homepage, after that it will be directly managed by the agency in charge.
30 % from the total price for the stay are due in the moment of the reservation, the rest of the amount should be paid at least 15 days before the arrival date.
3. Security deposit
Before to enter in the apartment the guests are kindly requested to pay a security deposit (cash or credit card) to cover eventual damages or missing objects. The security deposit will be refunded on the departure day after that the apartment is been checked for damages and missing objects. In case that the guests leave before the stated and planned departure date we are authorised to keep the security deposit till we ensure nothing is been damaged or is missing. In case of damages and missing objects caused by the guests they take all the responsibility and should pay besides the security deposit also the amount of caused damages.

4. Cancellation by the client
If the cancellation is proceeded any time at least 15 days before the arrival date, the paid deposit of 30% will be kept. If the cancellation is proceeded in less than 15 days before the arrival date, the agency in charge is authorised to charge the client with the following percentages: for a cancellation proceeded 14 to 7 days before the arrival date 75% from the whole amount will be charged; for a cancellation proceeded 6 days to the day before the arrival 90% from the whole amount will be charged; in case of no show the whole amount will be charged. If the client leaves before the stated and planned departure date there is no refund.
5. Cancellation by the agency in charge
In the case that the reserved apartment for reasonable motives is not available the agency in charge has the right to suggest to the client alternative option equal of the reservation. Any time the client does not accept the alternative the whole amount paid will be immediately refunded; nothing further could be requested from the agency in charge.
6. Arrival and departure
We kindly ask the client to inform us at least one day before the arrival about the time of arrival as well as any other useful detail (such as number of the flight/train) so that the agency in charge could arrange the welcome. In case that the client did not inform the agency about the stated above details the agency in charge is not responsible for any delays or omissions of the welcome. The client can check in between 15.00 and 20.00 o'clock and should check out before 10.00 o'clock. However there is the possibility for an agreement between the client and the agency for different timetable. Arrivals and departures during the night between 20.00 and 01.00 o'clock will be charged with 50 euro; between 01.00 and 07.00 o'clock with 70 euro. An employee of the agency In charge will take care of the welcome of the client at the stated hour, awaiting the client at the nearest to the reserved apartment station of the ferry, the employee will give the keys and show the apartment to the client. Entering the apartment the client will sign the contract and the necessary documents and should pay the security deposit. During the stay the client is kindly asked to inform the agency about the departure time. Before the departure the apartment will be check by an employee of the agency for any damages or missing objects, the client should return the keys and after that the safety deposit should be refunded to the client.
7. Number of guests
in the description of every apartment is written the maximal number of persons that could stay at the stated apartment.
8. Cleaning
The apartments are awaiting the clients completely cleaned, with a sufficient number of bed linen and towels according to the number of guests.
9. Rules for the guests
The guests should respect the rules of the palace where they are staying at. The guests should not disturb the others especially between 13.00 and 15.00 as well as between 22.00 and 07.00 o'clock. In case the guests does not respect any of the rules of the palace and those established by the agency, the agency in charge has the right to ask the guests to leave without any refund. In case that the guests lose the keys, brake the front door or make in any way necessary the intervention of a technician to open the front door, the guests will be charged with 70 euro. In case the guests forget the keys inside the apartment they will be charged with 40 euro. The guests should read the information in the apartments and follow them. In case of exceptional tide (over 110cm from the medium sea level) in order not to cause damages to the apartment, the guests should follow strictly the instructions given from an employee of the agency or stick to the written information in the apartment (Ca' Rio Marin).
10. Law and jurisdiction
The contract between the client and the agency in charge is written according the Italian law and is exclusively subject of the jurisdiction of the Italian tribunal. Any kind of dispute between the two parts about the validity, effectiveness, interpretation, implementation of the present contract will be defined in a friendly way and only in a case it is not possible such solution through the conciliator institute of the Chamber of the Commerce of Venice whose regulation the parts declare to know and accept.
11. Notice
It is strictly forbidden to smoke in the apartments.
